Budget 

Be realistic about how much you can afford to spend on your house to ensure the mortgage is affordable. Remember to allow for furnishings and to budget for any work that may need doing, such as re-flooring or renewing the wiring. You must also consider any additional expenses such as broker fees, conveyancing and stamp duty.

Second Viewing 

Always ask for a second viewing of the property and take an experienced home buyer with you as there may be a few things to look out for, which you may not be aware of.

Bills 

Remember to budget for expenses such as utility bills, council tax, home insurance, boiler servicing and other home repairs.

Research Local Area 

Look at the local amenities which are important to you, e.g. shops, parks, cinema etc and look at the school catchment area. Even if you do not have children, buying a house within a catchment area of good schools will make properties easier to sell on. Before making any final decisions about where to buy a property, take a walk or bike ride around the local area.

Transport Links 

Consider the public transport services. Look at local bus routes and frequency of train services from the nearest train station.
